Lake Murray context: Seven active listings are a small neighborhood snapshot, not a complete picture of Lake Murray waterfront homes. Lake access, dock status, property type and condition can change the comparison. Area-wide averages and a buyer’s market label do not promise a particular discount on an individual home.
Columbia citywide — September 2026
The citywide snapshot showed 1,939 active listings (up 3.54% month over month; up 16.92% year over year), a $250,000 median listing price (unchanged month over month; down 7.37% year over year), and a $249,000 median sold price (down 9.45% month over month; up 1.84% year over year). Median days on market were 53 (up 6% month over month; up 15.22% year over year). September sales averaged 1.06% below asking, and the source classified the market as a buyer’s market. What the numbers suggest
Inventory moved in different directions in the latest county and city snapshots: Lexington County had fewer active listings month over month, while Columbia had more. The Lake Murray neighborhood count remains a very small sample. Reported below-asking averages and buyer’s market classifications describe area-level behavior; buyers and sellers should compare recent sales and competing listings for the specific neighborhood and property.
Scope and caveats: Lexington County figures are countywide; Columbia figures are citywide; Lake Murray reflects the Lake Murray neighborhood of Columbia. Reporting periods differ. The Lake Murray snapshot had only 7 active listings and does not represent the full waterfront market. These figures are not interchangeable and are not an appraisal or comparative market analysis. Results vary by neighborhood, property type and condition.
